One of Durham’s most iconic—and most underused—properties is showing signs of life. Northgate Mall, closed since 2020, sits on 55 acres of prime land just off the highway near downtown and Duke.
Regency Centers has submitted a new redevelopment plan that would dramatically reshape the site:
- 6 new commercial buildings with retail and restaurants
- 140,000+ sq ft anchor building as the centerpiece
- Strategic location near I-85, Downtown, and Duke University
- Plan currently under review by the City of Durham
Why it matters: This is more than a facelift. Reviving Northgate could energize the entire corridor between downtown and North Durham, bringing new life (and jobs) to an area that’s long been stuck in limbo.
